Paramount Investments was formed in 1990 as a broker / dealer for equity investments in new developments and existing properties through limited partnerships. Since 1990, Paramount Investments has provided over $10,000,000 in equity for a variety of investments with an aggregate portfolio value of 50+ million in Commercial Real Estate.

Limited Partnerships

Paramount offers a full spectrum of real estate investment management services for Private portfolio and institutional limited partners, with a focus on core, enhanced core, and value-added investments. Within the guidelines of each of our investment programs,  LTD Partnership Interests are typically taken in $250,000 to $5 million equity position. We offer the following real estate services:  

Equity Real Estate Acquisition Services

One of our key strengths is our ability to identify and acquire low and moderate risk investment-grade properties with high current cash flows where we can add value through active and aggressive asset management to maximize future appreciation. With our thorough acquisition due diligence process, we analyze all operational factors including operating expenses, strength of prior management, existing leases, deferred maintenance and rehabilitation costs, and capital repairs to identify opportunities to enhance operations and maximize returns. This information is weighed against the forecasted performance for the local, regional and national market as projected by our fully integrated investment research. Through industry associations, professional relationships, and market analysis our acquisitions staff reviews millions of dollars worth of opportunities a month to acquire the assets that best fit our limited partners' investment plans. Paramount's consistent understanding of how markets move in response to supply and demand variations allows our portfolios to capture the highest returns.

Asset and Portfolio Management

Equity Real Estate Disposition Services

To ensure that we have maximized the value of each asset that we acquire, we use a fully integrated research model to create a disposition strategy at the time of acquisition and/or assignment to our firm. This strategy is based on local and regional market analysis, market conditions, and the physical and economic costs associated with maintaining the investment. The disposition strategy is reviewed frequently during the life cycle of the investment.

Limited Partners Communication and Reporting

Paramount takes a proactive approach to limited partners and consultant communications to affirm we achieve each limited partner's portfolio goals, and to ensure that we are responsive to the changing investment needs of our limited partners. In addition to our quarterly report updates, annual investment reviews, and letters of intent, we practice an open communication policy so that each limited partner has direct access to our senior investment professionals and principals.

Loan Underwriting, Origination and Management Services

Paramount's loan investment services provide the foundation for a low-risk income strategy using mortgages secured by investment-grade properties throughout the United States. Our primary focus is on originating loans secured by first deeds of trust, but we also offer a mezzanine loan program that provides exceptional risk-adjusted returns for our limited partners. Our loan services include origination of construction, takeout and permanent loans for all income producing property types. We carefully evaluate the location, tenant base and credit of our borrowers and tenants to reduce loan and portfolio risk. Paramount's loan investment services capitalize on the strength of our relationships in the market to generate sound investment opportunities.

Under-performing Asset Enhancement and Portfolio Takeover Services

Paramount provides performance enhancement services for under-performing, mismanaged and/or distressed assets. We have improved the performance of assets ranging from stabilized institutional-quality properties to troubled high-risk investments with a variety of legal and operational problems. With these portfolios, it is crucial to quickly develop and implement the management plan to immediately stabilize the assets. Our success with these programs is reflected in the fact that each of our takeover/workout-limited partners has increased their real estate allocation with us.

Development and Other Real Estate Consulting Services

Paramount offers a full range of real estate consulting services to assist our limited partners in achieving their real estate investment goals. These services include acquisition due diligence, feasibility studies and real estate development services. Our real estate development capabilities include market research, site selection, entitlement, and vendor selection and construction oversight. Our consulting services combine in-depth research and analysis with tactical real estate expertise to provide the information our limited partners need to make sound investment decisions. Our research process continually gathers relevant information from a variety of sources to integrate into our acquisition and asset management disciplines .Our brokers have a combined experience in Commercial Real Estate Investments of over 80 years. Our limited partners receive the full attention of our senior management and key personnel. The advantage is that "nothing falls through the cracks." The real value is that our limited partners are assured that no detail is too small for our intense and aggressive asset management to overlook. We do, in fact, sweat the small stuff. We are detail managers.

Paramount's in-house property management gives us an advantage in that we are free to quickly exercise exit strategies when the timing is best for our limited partners without the problems associated with interference of third party fee management contracts and cancellation penalties. Our limited partners can be confident that their investments are managed in a manner that creates the highest return to them, and will not be held beyond the economically preferred disposition date in order to maintain property management income.

Another benefit to our limited partners is that, even though an exit strategy is present from the onset, it is continually revisited in an effort to assure the maximum protection for invested capital. The ultimate value is our ability to dispose of the investment in a timely and efficient manner when it is determined that it has peaked in connection with the economic cycle and the limited partner's investment strategy.  

We invest our limited partners' capital as if it were our own, and we realize, as well as welcome, the fiduciary responsibilities associated with the services we provide to our institutional investors. Therefore, we strive to preserve our investors' capital and generate returns that meet or exceed the limited partners' investment objectives. Paramount's Limited Partnership investment process is designed to conform to the specific needs of our limited partners' business. We provide real estate expertise to enhance each limited partner's composite investment portfolio. Therefore, we are a partner and with equity at stake and return based on performance. It is critical that our investment activities are integrated into our limited partne's overall investment plan to assist with the accomplishment of their overall investment goals.
