The Shops at Waterview Park Master Plan Development

Developer Roland Stewart, President of Paramount Investments, and Carbon Landmark Company broke ground in the fall of 2006, on a $60 million master planned urban lifestyle center located in suburbia Duncanville within the Dallas/Fort Worth Metropolitan area. The development comprises more than 100,000 square feet of specialty retail space including a new 41,000 sq ft LA Fitness center, a 216 unit up-scale gated community known as the "Bella Ruscello" apartment community (www.bellaruscelloapts.com) and a five-acre linear public park with hike-bike trails. The Shops at Waterview Park will be accented with a cascading waterway running the length of the development, stone weirs, and lighted fountains that will be visible from U.S. Hwy 67.

The Shops at Waterview Park offer retailers access to more than 60,000 vehicles that travel by the Southeast Corner of U.S. Hwy 67 and Main Street every day. Within a ten (10) minute drive of 45,082 households and a population of 128,632 people, The shops will welcome a variety of new restaurants and retail businesses to Duncanville. This complex master plan involved the Army Core of Engineers, Fema and local government coordination approvals. Mr. Stewart is no stranger to complex multifaceted master plan developments. He has done other similar noted developments in the metropolitan area, such as "The Lakes At Matlock" located in Arlington Texas. This $75 million plus development also a joint city/private developer project involved the Army Core of Engineers approvals, Tarrant County, Arlington City, Fema, US Floodways map revisions as well as construction of waterways and complex infrastructures with aquifers.

As of October 2008, less than 12 months after completion of construction, the apartment community was 98% leased at an average rental rate that exceeded their proforma rate by 10%.

Developer Roland Stewart, President of Paramount Investments, and Carbon Landmark Company broke ground in the fall of 2006, on a $30 million 312 unit Luxury gated Multi-Family development in Cedar Park Texas, located within the Austin area. The developers reached 100% occupancy within the first 12 months of completion of the development, with rents exceeding their proforma by 10%.

This project was sold in March of 2008.
